River Meadows is a 238 lot planned unit development located on 170 acres along the famed Deschutes River with its own community and an active homeowners' association. Common property, including frontage along the Deschutes River and amenities such as water and sewer systems are available on all lots. To date, all the developer lots have been sold. However, privately held lots and/or houses are always becoming available. Check with a local realtor for details.
Amenities include paved roads and underground utilities. River Meadows features one tennis and four pickleball courts, a swimming pool, community clubhouse for events and meetings, 3 miles of paved pathways and common water frontage with a boat launch.
The RV Storage is limited. Currently, owners on the reserve list have been waiting numerous years for an available space. Please check with the HOA office (either by e-mail or by calling 541-593-1666) about the availability, being added to the reserve list and the rental fees.
Utilities - Water and Sewer lines are installed to each lot. Systems Development Charges of $10,000.00 for new home construction is required.
The Architectural Control Committee reviews all building plans in order to ensure that the quality of the River Meadows community remains high.
River Meadows Homeowners Association (RMHOA)and the River Meadows Improvement District (RMID) are active and operational. Each lot owner is also a member of the RMHOA and may actively participate in the activities to any degree desired. HOA assessments amount to a low $864.00 per year, beginning in 2022, which covers the annual maintenance of our roads, pathways, common areas, swimming pool, tennis and pickleball courts, and other amenities.
Sewer usage fees are $396 per year and water fees are $420 per year.
